Grand Harbour seems to be the focus for interesting new developments just now, the latest catching potential buyers’ eyes is Periwinkle, offering a total of 94 units, some of which are two to three bedroom cottages, four to five bedroom townhouses and four to five bedroom waterfront townhouses, the latter complete with a 30 foot dock included.
Following the design principles of Camana Bay, Periwinkle is embracing the new urbanism design concept that makes use of shared spaces, creating a buzzing thriving community with a focus on sustainable living, rather than simply constructing a row of houses. While offering privacy and seclusion for owners, it is also hoped that residents will develop a real sense of place at the same time. A stand out point is the development’s focus on sustainability, with an intention to obtain LEED certification which will be the first for a development of this kind in the Cayman Islands.
Vince Budesa, Sales Associate with RE/MAX Cayman Islands gave some background to what sets this new development out from the crowd.
“With so many new residential projects to choose from, buyers often look closely at the reputation of the developer before they consider purchasing newly constructed homes. Unfortunately, flaws in design and workmanship tend to appear long after completion, when the developer is out of the picture. Under the stewardship of Mr Heber Arch, when you meet the development team at Periwinkle, you immediately sense their passion and their desire to do things right the first time,” he advised.
Vince called development a painstaking process because so many people have their hands in the process from when the first shovel goes into the ground until completion.
“I’ve spent many years working for a development company prior to my arrival in Grand Cayman. I advise my customers to purchase new homes based on quality, value and location. If you look closely at Periwinkle, I believe that you will find it excels in all three categories,” he said.
Construction costs are on the rise and it’s become more expensive to build new homes in Grand Cayman these days, Vince added.
“Periwinkle offers great overall value and additional savings derived from its energy efficient construction, smart appliances and solar power,” he confirmed.
Indeed, developers say that solar power will be the main source of energy for homes, street and dock lighting and Periwinkle kitchens will be powered by natural gas and fitted with appliances that have the highest energy efficiency ratings.
Potential buyers should note that Phase I of this project contains 24 units, 10 of which (cottages) are already completed and sold. The remaining 14 units are sold and under construction to be completed this summer. Vince advised that there is one waterfront canal unit available (MLS 409616) with a list price of CI $1,150,000 for a 3,750 square foot unit with a 30 foot dock which will be completed in September 2019. There is no pricing currently available for Phase II, but that should be released soon.
Vince assesses that Periwinkle should appeal to a mixed bag of buyers, including young families, professionals and definitely buyers interested in sustainability. The community is also dog friendly.
